	<span style="font-family: arial">In December 2011, Congress reached a deal to fund the payroll tax cut extension. The extension will benefit Americans earning $106,800 or less.&nbsp; But in order to compensate for this extension, Fannie Mae and Freddie Mac have to increase their guaranteed fee&rsquo;s (g-fees)&nbsp;by at least 10 basis points.&nbsp; The consumer will probably see an increase of .125%&nbsp;on a new home loan.</span></p>

	<span style="font-family: arial">This rate change will go into effect by April 2012 and will impact new Fannie Mae and Freddie Mac borrowers.&nbsp;&nbsp;The good news is that interest rates are still at an all time low.&nbsp; Now, is a great time to purchase a new home or refinance.&nbsp; </span></p>

<p>If you are renting and your rent is more than $575/month, you should strongly consider a home or townhome purchase.&nbsp; In a recent real estate transaction we worked with a single mother of 1 that had been renting for more than 10 years. <p>The most affordable college town and number 1 on Coldwell&rsquo;s HLR (home listing report) listing was Memphis &ndash; home of the University of Memphis.&nbsp; Average listing price in Memphis was around $86K.&nbsp; Murfreesboro was ranked 25<sup>th</sup> and the average listing price is $148K.&nbsp; Nashville (Vanderbilt) was ranked 49<sup>th</sup> and the average listing price is $170K.&nbsp; Knoxville was ranked 67<sup>th</sup> and the average listing price is $190K.&nbsp;</p>

<p>3.  Handyman Sidekick- this is a pretty cool app that will take the room  deminsions you input and convert it to how many gallons of paint or  wallpaper or flooring you will need for your project. It also includes  unit conversions and a flashlight.</p>
<p>4. iHandy Carpenter- includes a&nbsp;ruler, protractor, bubble level, surface level&nbsp;and plumb bob.</p>
<p>5.  Home interior layout designer- This will help you figure out the best  way to place your furniture without moving it a hundred different times.</p>
<p>6. StudFinder Professional- just what it says, it's a stud finder.</p>
<p>7. Home Sizer- this app will calculate square footage and the building material costs.</p>
<p>8. @home- Free app from Good Housekeeping with all kinds of great advice.</p>
<p>9. Landscaper's Companion- great reference guide for all types of gardeners</p>
<p>10. Garden Buddy- great for beginner gardeners who want to know where to buy, how much to buy, and what to buy.</p>
<p>11.  Garden Insects- Don't know what insects are killing your garden or  flowers? Look it up on this app and learn eco friendly ways to get rid  of them.</p>

<p>When Church was sentenced to prison it was 1983.&nbsp; Ronald Reagan was president and McDonald&rsquo;s just introduced the Chicken Nuggets.&nbsp; Church admits, he forgot about the world and the world forgot about him.&nbsp; He had difficult time adjusting to the changes on the outside world.&nbsp;</p>
<p>Church&rsquo;s story reminds me how things have drastically changed in the real estate industry.&nbsp; The number of agents in the industry today has significantly dwindled.&nbsp; Realtors can&rsquo;t use 20<sup>th</sup> century marketing in the 21<sup>st</sup> Century.&nbsp; Sites like craigslist, Facebook, Twitter, Linked in, Google Plus and the mobile phone are taking this country by storm.&nbsp; Like Church, many professional are having a hard time adjusting to the changes.&nbsp; If one is to be successful in business, establishing a marketing plan that evolves around social media is necessary.&nbsp; There are over 700 million people on Facebook.&nbsp; If we fail to adjust, we may find our self stuck in a rut.&nbsp;&nbsp;</p>

Save Money While Saving the Environment.</strong></p>
<p>As realtor in Murfreesboro TN we understand how important it is to cut costs wherever possible.&nbsp; With the uncertain  times we are facing today, it doesn't hurt to find ways to conserve energy. Cutting energy costs is an easy  way to shave off  unnecissary expenses from monthly bills. It also makes  your house more  marketable later when you are getting ready to sell your home.</p>
<p>The first  thing you should do is perform a home energy audit. There  are several  ways you can do this. You can either have someone come out  and do the  audit which will cost a good chunk of change in most cases.  We recommend  either calling your&nbsp;power company and asking for an audit,  or you can  go to www.energyright.com or www.hes.lbl.gov for a  do-it-yourself audit.  Energy Right will allow you to do a free home  audit and then will send  you a free energy conservation kit.&nbsp;The site  for hes.lbl.gov is the  Department of Energy's Home Energy Saver  calculator.
