Signs of improvement

Home Depot reported better than expected earnings and provided a positive forecast, which is a good sign that the housing industry could be making a comeback.  Amazon and Saks is coming to town and collectively bringing 1700 jobs.  General Mills is expanding their plant and adding new jobs.

I consider it a blessing to be living in Rutherford County.  If you are considering moving to or within Rutherford County, consider 1 of the 13 subdivisions we represent, Harvest Woods.  Harvest Woods is in Murfreesboro and is an absolute must see.

Interest Rates Changing

In December 2011, Congress reached a deal to fund the payroll tax cut extension. The extension will benefit Americans earning $106,800 or less.  But in order to compensate for this extension, Fannie Mae and Freddie Mac have to increase their guaranteed fee’s (g-fees) by at least 10 basis points.  The consumer will probably see an increase of .125% on a new home loan.

This rate change will go into effect by April 2012 and will impact new Fannie Mae and Freddie Mac borrowers.  The good news is that interest rates are still at an all time low.  Now, is a great time to purchase a new home or refinance.

Amazon making Murfreesboro Home

Amazon is coming to town and for residents of Rutherford County that is a good sign of relief.  Unemployment is still relatively high and there are reports the property being built off Joe B Jackson Parkway will create 1,150 jobs with a median pay of $16.50 per hour. 

Perhaps the Amazon deal is a sign of things to come.  The Rutherford County Chamber of Commerce continues to work effortlessly to place quality, high paying jobs in Rutherford County.  As a realtor in Middle Tennessee this is important because much of our economy evolves around commercial and residential construction.

Harvest Woods very attractive community

Murfreesboro Real Estate continues to take off!   There are hundreds of newly developed subdivisions in Murfreesboro, TN. We wanted to take a few minutes and highlight the Walter Hill community and Harvest Woods Subdivision.  There are approximately 37 homes constructed or in construction. Phase 1 of Harvest Woods will hold approximately 85 homes. The homes in this subdivision starts in the mid $200K's.  The minimum square footage is 2,200. Lots start at 1/2 acre and up, so there is plenty of space between homes.   Harvest Woods is manicured with nice sidewalks and there are several basement lots available.  

This area is zoned for Siegel High and Middle.  If you are wanting a nice size home with a rural feel, Harvest Woods is perfect.  We would love to show you several floor plans we currently have going up.

Does Renting still make sense?

Murfreesboro Real Estate continues to grow.  Interest rates continue at a record low compared to several years ago.  In addition to low interest rates, first time homebuyers are recognizing great deals on the market.  Homes that once sold at $350K several years ago are now selling for $260K-$275K.  Townhomes that sold for $120K several years ago are now selling for $85K.  With interest rates so low and the decline on property prices, it’s making more and more sense to renters to stop throwing their money away, and invest in something that will pay them back in the long term. 

If you are renting and your rent is more than $575/month, you should strongly consider a home or townhome purchase.  In a recent real estate transaction we worked with a single mother of 1 that had been renting for more than 10 years. Her fear of homeownership evolved around the upkeep and maintenance of a home.  We shared some alternatives that hepled ease her fears and she opted to pursue a townhome.  While renting, she was spending close to $700 in rent and utilities.  We were able to find a great deal on a townhome in Smyrna, Tennessee.  The townhome sold for $117K in 2009 and we closed at $83K.  Her mortgage, taxes and insurance came in under $615/month.

Rutherford County 3rd fastest in The State

What makes the state of Tennessee so attractive, particularly Rutherford County?  Rutherford County is the 3rd fastest growing county in the state and 30th in the country. First, Middle TN is within a days drive from most states around the country.  Tennessee is also one of 3 states that doesn't have a state income tax.  Academically, Rutherford County schools have consistently out-performed most others in the state despite ever-increasing standards and rigor.  It's rumored that Rutherford County Schools will be ranked in the top three in the state — possibly first — when the state report card on education is released in the coming days.

In addition to the aforementioned, businesses like Amazon, Nissan and General Mills continue making investments that create jobs.  The county also has a goal of creating 5,000 new jobs by 2015 (Destination Rutherford Initiative).

College Town Makes Affordable Living

Coldwell Banker came out with their college home listing report, which ranks college towns across the country in home affordability.  Considering we service Murfreesboro, which holds the largest university in the state, this report caught my attention.  The report provides the average home listing prices for three-bedroom, two-bathroom properties that were listed for sale on coldwellbanker.com between August 2010 and August 2011 in markets home to 117  of the 120 schools in the Football Bowl Subdivision.  According to Coldwell Banker’s report the average home cost less than $200,000 in nearly two-thirds of the college towns. 

The most affordable college town and number 1 on Coldwell’s HLR (home listing report) listing was Memphis – home of the University of Memphis.  Average listing price in Memphis was around $86K.  Murfreesboro was ranked 25th and the average listing price is $148K.  Nashville (Vanderbilt) was ranked 49th and the average listing price is $170K.  Knoxville was ranked 67th and the average listing price is $190K.

Market Results in October

If you are in the real estate industry and living in Murfreesboro or Rutherford County, you have to be please with the October stats compared to October 2010.  Closed sales up 18%, pendings up 30%, and inventory down 12.7%.  Overall, closed sales is down 9% year to date, but over the last several months closing have been better than expected so that number could improve by the end of the year.
